In the press:

Buying a home overseas through leaseback can make it easy to find a dream home that's tax efficient and generates guaranteed rental income, says Savills' Susan Wright.

Life doesn't get much better than walking up to a vista of snow-covered Alps, stepping out of the door, strapping on your skies and taking off for a day on the slopes. It's why thousands of people return to the Alps every year and why they consider buying a property to rent out and use themselves. But if the thought of managing a rental property (with bookings, voids, cancellations and domestic services to deal with) puts you off then perhaps you should consider leaseback.

Through leaseback the buyer owns the freehold but leases the property back to the developer in return for a guaranteed yearly rental income. Financial analyst Michael Halliday opted for leaseback when he bought a ski in/ski out apartment in Les Arcs in the French Alps four years ago. He and his wife spend one or two weeks there each year, while lucky friends and family make the most of it during a further weeks. "We've been absolutely thrilled with it," says Halliday. "It's gone up in value hugely but the most important thing is it’s beautifully looked after and totally hassle-free."

It costs Michael nothing to furnish or keep his apartment because the leaseback company meets those costs and the rental income he receives covers most of the mortgage. "The term leaseback many be misleading or off-putting for some, but it's really just a fixed rental system," he says. If you are looking for a more peaceful resort where skiing and the lifestyle are the priorities, you should love the more laid-back atmosphere of Le Chinaillon (exclusive part of Grand Bornand) where traditional farms and century-old chalets sit next to the very few new  development. The village is next to Grand-Bornand where there are cafes and plenty of facilities. This area is very pretty in summer as well.

 Le Grand-Bornand – Le Chinaillon

.In the heart of the Aravis Mountain range in the Haute Savoie, perfectly located between Mont Blanc, Lake Annecy and Switzerland, Le Grand-Bornand offers the best of the Alps.
Not only is Le Grand-Bornand a tourist destination in the summer as well as winter, it is also a truly charming village where Mother Nature has done her very best. The Aravis Mountains, with their summit at 2750m, form the main backdrop to the village. The range is capped by the distinctive Pointe Percée from where forested mountain slopes, open to all, curve down towards the village.
The resort is divided in to two parts: Le Grand-Bornand Village is, at 1000 metres, a typical Savoyard village with a market square and “grenette”, a traditionally roofed market hall, its church and shops. The splendid Bouchet valley stretches away behind… a favourite cross country ski area.

4 miles further up, at 1300 metres and on the road to Col de la Colombiere, Le Grand-Bornand - Chinaillon is the other part of the resort, where most of the ski runs begin and here you will find the perfect location for a peaceful holiday. The old part of Chinaillon with its chapel, all of which is very well preserved and dates back to the 17th century presents an authentic picture card view from the balcony of Haute Savoie at its best.

There are more than four hundred of these beautiful authentic chalets spread throughout the village, often dating up to three hundred years old. So, how do you recognise a Grand Bornand chalet? By its typical architectural details such as the “pointe d’ane”- the master beam in the building; the “solaret” - a light and airy loft; and the “credence”- a kitchen cupboard built into the wall, or a small barn right next to the main house where the “goodies” were kept. Faced in wood, with covered balconies and warm interiors, these chalets are considered to be the true jewels of the alpine heritage.

Winter season

Le Grand Bornand is a long established alpine winter sports village which has preserved its character and traditions well. Tourism has been developed slowly and carefully over the past few years thereby maintaining the traditional character but providing some state of the art skiing facilities with modern high speed chairlifts and snow making on many pistes. Snowboarding is increasing popular in the resort and a purpose built snowpark opened with jumps and halfpipes galore in 2005. This has made the area a fantastic all round ski resort with plenty of skiing and riding for all abilities.
We have a perfect ski-in ski-out and drive-in drive-out location on the ‘piste des Outalays’. The road is cleared but chains are advisable in snowy periods.

 Skiing
The skiing in Grand Bornand is well designed, fully linked and suitable for all levels of skiers. It is part of the Aravis ski area which links the resorts of Le Grand Bornand and La Clusaz and offers over 220km of downhill piste and 60km of cross country skiing. It constitutes part of the bid for the winter Olympics from Annecy for 2018 and has bred a number of Olympic medalists over the years.

Beginners will find the gentle green runs a confidence building debut before graduating to blue runs and access to all areas of the resort. For more advanced skiers there are a good range of red runs a few of which are never bashed giving you the opportunity to try bumps and/or deep snow without having to leave the safety of a marked run. The three black runs in Chinaillon (and many in La Clusaz) are seriously steep and pose a challenge for those looking for one! There are also numerous opportunities for off-piste skiing. Night-time skiing takes place on Tuesdays under floodlights on an easy slope located wthin 400 yards of the chalet.
Ski passes can be bought by the day, the week, 10 day flexi or the season. Day passes are purchased in the numerous "Caisses" at the bottom of the pistes and you can have any unused portion of your time credited, which earns you a discount the next time you buy a ticket. Under 5’s and over 75’s ski for free and there are discounts for other age groups as well.
There are ski shops close by  which have all have the latest equipment available for rental or purchase at any level. There is a secure ski locker on the ground floor of the chalet. High quality tuition is available for all types of alpine skiing and snowboarding. If you are an adult beginner we recommend that you take private lessons, as you will learn much faster. In 2007, private lessons cost around €30/hour for 1 or 2 people.

There are five different areas of cross country skiing available with a good selection of trails in both Le Grand Bornand and Chinaillon.
There are lots of activities for those who love the mountains but have no intention of skiing or boarding. There are many kilometres of snowy walking paths well away from the ski areas which can be tackled with walking boots. You could also try raquettes/snow-shoes (rental around €6/day) and there are guides that can take you to remote places with unspoilt views. There is a heated indoor/outdoor swimming pool in La Clusaz which is open in the winter.

 Summer season

For summer visitors the range of activities is endless. There is walking for all levels of fitness directly from the Chalet door, mountain biking is popular in the area along with parapenting, via ferata, rock climbing, swimming, horse riding and golf. A chair lift regularly operates from above the chalet throughout the summer accessing Mont Lachat. Taking your mountain bike up with you is possible and allows an enjoyable descent back to Le Chinaillon/ Le Grand Bornand of between 2 and 7 miles approximately.
Le Grand Bornand is where most of the organised summer activities take place, based around the area by the swimming pool complex. Information and booking of activities canbe done at the Tourist Office in the town square.English speaking assistants are available. There is a good range of shops including a small well stocked supermarket and some some quality craft/gift shops in Chinaillon and more still in Grand Bornand including a weekly market on Wednesday mornings. We are located in the quiet hamlet of Le Chinaillon which is on a high, sunny plateau surrounded by spectacular views. It is quiet and has a pleasant rural feel to it. There is a Tourist Office opposite the supermarket which also has English-speaking assistants, and next door is the cinema.

Outside the villages the small farms are scattered over the mountainside, many of them selling dairy produce at the door. As you go up the mountains you will come across the herds of cattle grazing on the high summer meadows, their bells ringing across the valleys.n August there is the annual International Children's festival, Au Bonheur des Mômes; a week long festival of puppet shows, theatre, circus acts, mime, juggling etc. There are also lots of workshops and events that children of all ages can participate in. It finishes with a huge firework display and street party on the last Friday night.
There are village fêtes all through the summer in some of the smaller hamlets, including Le Chinaillon's Fête d'Alpage, which celebrate traditional mountain activities. There are sheep dog trials, cattle competitions, wood sawing and chopping demonstrations and local food and drink in abundance.

Hiking:

There are numerous mountain paths and routes throughout and across the mountains. Some of the lifts continue to run for those who prefer to only walk down hill and many mountain restaurants remain open throughout the summer. Many routes can be accessed directly from the front door- the beauty, flora and fauna are amazing. As is the peace, tranquilty and fresh clean air.

 Swimming:
There is a large outdoor pool complex in Le Grand Bornand which includes a water slide, a paddling pool with a water fountain and a proper swimming pool.. There is also a pool in La Clusaz and you must try swimming in the lake at Annecy- Talloires beach is beautiful.

Cycling:

The Tour De France often passes through in 2007 there was an overnight stop on Bastille day. There are Grimpee’s and other cycling events throughout the season not forgetting the mountain biking trails!

 Paragliding:

Paragliding is one of the most popular summer sports in the area. Le Grand Bornand is well known in the paragliding world as one of the best places to fly in the mountains. The World Championships were held here a few years ago. You can learn to fly solo in a week-long course or take a tandem flight with an instructor just to get a feel for it.

 Via Ferrata:
This is a route up the side of a mountain with a continuous safety wire attached from top to bottom. There are three Via Ferrata in the area including one in Chinaillon. A guide can be hired at the Tourist Office.

 Golf:
There are several championship standard Golf courses within 1-2 hours drive as well as a challenging 9-hole course in Grand Bornand where tuition is available.

The ski domain in Vallorcine  Click for map

In the UK press:

Vallorcine is a tiny, unspoilt Savoyard village about 20km up the valley from Chamonix and Argentiere, and one of the few remaining 'secret' Alpine resorts. Great because it's easily reached from Geneva, you avoid the crowds of Chamonix, (which is near enough for fun in the evening if desired) but still within reach of Les Grands Montets and La Vallee Blanche.

There's a brand-new fast lift up to Le Tour, which gives great family skiing (reds and blues mainly), but with tricky off-piste for advanced skiers. When we first went there two seasons ago, we walked from our hotel 2km into the centre of the village and didn't pass a single soul on the way. At first it seemed a bit odd, but we soon realised we'd stumbled across a gem – empty, beautiful, with clear non-light-polluted skies at night, a couple of small restaurants and hotels and not much else. Perfect!

Your new luxury ski resort in Grand Massif

Le Refuge du Golf, luxury development in brand-new village concept in Flaine Le Hameau with exclusive traditional-style properties (Classic purchase or leaseback)

Some of the many points why this new village ticks all the boxes:
-         Flaine has a great ski area and the lifts are operated by the Compagnie des Alpes (guarantee of quality, good-snow-making and excellent lift system.
-
Guarantee of snow and extensive area north of Mont-Blanc. You can ski in May and often you can ski after.
-
In summer, you are a neighbour to the 18-hole golf course
-
Flaine has been a sleeping beauty for over a decade with no rights to develop. To the relief of many, the architecture of the new village will be just the opposite of the original Flaine resort as it is outside the conservation area.
-
Flaine has only 9,400 beds compared to similar ski resorts holding 18,000 to 35,000 beds. So plenty of potential for higher demand, synonym of capital growth.

In the Haute-Savoie region conveniently situated between Geneva and the Mont-Blanc, Flaine is nestled in the heart of one of the biggest skiing areas in France.

The development is located in the new area of Flaine to be developed, Flaine Hameau situated at 1850 metres. All the residences being constructed in this new area are of a traditional style and the views from the site are breathtaking. Traditional chalet material like wood and stone will be used.

All of the apartments and chalets are south facing and make the most of the stunning mountain scenery. They will have four-star  facilties, parquet-flooring, antiqued wood, rustic plasterwork, LCD Televisions (in reception and all bedrooms) as well as WIFI connections.

All the master bedrooms have en-suite bathrooms.

Construction from the finest materials, brushed wood, wooden floors, local stones and a cosy fireplace as the case may be.

           Decoration to exacting standards.

           Satellite television, home cinema.

           Spacious comfortable rooms.

The new resort Flaine Hameau 1850 will include shops, restaurants bars and all the facilities you need to enjoy your holiday. In the summer the development is opposite the golf course and makes it an excellent all year round destination.

It is located just above the “Hameau de Flaine”, a charming Scandinavian style architecture that may bring to mind a Norwegian village, an Icelandic fisherman’s cabin, or maybe even a holiday cottage on the North-east coast of America… This hamlet is just 1 mile from Flaine with  a free shuttle service to connect it with the centre of the resort.

Classic or leaseback purchase (with leaseback, 19.6% VAT is advanced by promoter, see terms below))

 The leaseback scheme explained

The leaseback is for a period of 9-11 years with the 19.6% VAT paid by the promoter giving you almost 20% discount on your property purchase.

 The 3 different options:

1) “Equilis” is the “owner” formula with an excellent balance between long-term yield and personal use

4.10% yield with 0.85% towards costs totalling 3,25% net income guaranteed for 9 years. This income can be shared between cash income and personal use.

Personal use is in the shape of a coefficient (see calendar below) that you deduct from your income and according to which week you decide to take. This is a very flexible option as you can vary from year to year.

 2) “Resultis” is the “investor” formula with total optimisation of your investment as well as income

The yield is made of fixed part of 2% of property price and is guaranteed for 9 years.

The variable part links similar properties inside a “pool” with 4.30% yield of property price of that pool. Above this yield, 50% of the turnover is shared among owners of that property pool. Personal use is still available with the coefficient system to be taken off your 2% yield (see below)

 3) “Utilitis” formula is ideal for people who wish to use their ski property as much as possible with a maximum discount at the time of purchase

Yield + VAT advance: The leaseback is for a period of 11 years and the entire yield for that period is deducted from the property price at purchase. With the VAT advance it is 35% discount on the property price.  From the 12th year, you start receiving the yield again.

You are guaranteed 6 weeks of personal use each year:

3 weeks in winter: 1 very high season, 1 medium season, 1 low season

3 weeks in summer: 1 high season, 2 low season

All services offered to clients are offered to you with VIP access to the heated swimming pool as well as Spa facilities. You benefit from a further 15% discount on brochure price for any week outside your personal use allowance.

Exceptionally during the inter seasons in autumn and spring, you can use your property as you wish (200 euros a week is to be paid towards costs with reservation at least 2 weeks in advance). There is no access to Spa and swimming pool in those periods.

Personal use Calendar and coefficient:

Winter season
Very high season (New Year’s week, February French school holidays): 0.55%

High season (Christmas week, March): 0.40%

Mid-season (Easter French holidays in April): 0.35%

Low season (January and April excluding French school holidays): 0.20%

Summer season

High season (mid-July to end of week including 15th August): 0.20%

Low season (June to mid-July, mid-August to end September): 0.10%

Since 1946 and the first ski lift, Les 2 Alpes has always been innovating and developing its slopes, guided by the evolution of skiing.

An ever-wider range of pistes has become a playground for young and old. In addition to traditional maintenance and improvement work on the slopes, replacement of lifts, and the development of artificial snow production, the resort has made room to the new wave of snow sports with the creation of the SLIDE zone. This innovative concept allows each and everyone to safely discover all of today’s new skiing activities. Ledges, waterfalls, canyons, gullies, etc., including a 900 m-long boardercross and new facilities for kids.

Every year the resort of 2 Alpes continues to improve its artificial snow coverage. This year the emphasis has been placed on the Vallée Blanche/Pied Moutet sector where all of the pistes served by the Super Venosc, Pied Moutet, Vallée Blanche and the new Cote chair-lifts will benefit from artificial snow.

This will therefore ensure decent skiing on the entire western sector of the ski area and a permanent east/west link throughout the winter.
Artificial snow coverage has also been improved on all of the lower slopes including the beginner pistes, kindergarten, free lifts and the Côte Brune slalom run.
