 Why this development is exceptional

What first strikes people when they arrive here is the exceptional view offered by the “Antibes les Pins residence” development. A view with nothing to distract the eyes from the 12 and a half acres of Mediterranean parkland, its overflowing swimming pool, the sea and the Iles de Lérins on the horizon and, on the pedestrian mall side, the wooded hills of the hinterland.

Direct access to the sea

The exceptional character of these surroundings, direct access to the sea and to the stores at the foot of the building, and the quality of its construction served as the primary selection criteria for the real estate experts at Cogedim.

We set ourselves the aim of developing this unique potential with a view to offering you a residence boasting a triple vocation: main home, second home, or investment. The design of the apartments bears this in mind, with compact layouts ideal for holidays – available at accessible prices – and larger apartments that are perfect for day-to-day life.

 Good to know :

- The deep terraces here have been designed as genuine living spaces.

- A live-in guardian is on site for your comfort and peace of mind.

Garden and swimming pool

At 55 Avenue de Cannes, “Antibes les Pins residence” is built in a U-shape surrounding a large overflow swimming pool. At its foot, an immense, 12 and a half acre park filled with plants that give off typically Mediterranean fragrances, stocked with seasoned olive trees and palms and providing direct access to the sea. A total change of scenery.

Thanks to the fact that its height has been limited to just 5 floors, the development is harmonious and forms a residence of very human dimensions boasting certain architectural features that are typical of Provence, such as four-sided sloping roofs and clay roofing tiles, but also large terraces that extend the apartments, adding more or less an extra room given how the warmth of the climate invites one to “live outdoors”.

Rooms with a view

Bright and comfortable, the apartments are for the most part extended by a loggia that offers a view out over the sea and garden, designed almost as a separate room all on its own. They range from studios to 2-bedroom dwellings, compact layouts to family living spaces, and capable of accommodating any lifestyle.

Services close at hand

At the foot of the building, in the pedestrian mall, cafes, restaurants and convenience stores make day-to-day life a pleasure. Garden-side: a pure invitation to relax! Choose between taking a dip in the overflow swimming pool or jogging around the 12 and a half acre park! Whatever your plans, either as an investor or future resident, Cogedim has drawn on all its expertise to bring out the full value of this development, with the aim of offering you a rare opportunity along the edge of the French Riviera.

The amenities have been designed to fulfil your expectations in respect of luxury, comfort and security.

 - All apartments are extended by way of large, beautifully designed loggia.

- In the entrance hall and living room, the floors are tiled, for easy upkeep and cooler interiors.

- The sanitary equipment offers all the most modern comforts: vanity top in the bathroom….

- Some of the apartment kitchens come pre-equipped.

- For your well-being, the roller blinds are electric.

- Lastly, to help you control your energy consumption, heating and hot water are provided by individual electrical systems.

- A guard ensures permanent control over the proper operation of the residence.

The city

Jazz beneath the "Pinède"

So close to Nice, so close to Cannes, Antibes Juan-les-Pins… words that are impossible to say without already feeling the sand between your toes and hearing sounds of jazz mingle with the hum of crickets amid the "Pinède" (pine trees). This is a city fully dedicated to the Mediterranean, to the sun and to music. You could try to live the simple life in Antibes, but it’s impossible – here, everything is captivating.

How to keep your hands in your pockets, for example, when faced with the fabulous stalls of the old provençal market on Cours Masséna, one of the liveliest and most famous on the Côte d'Azur.

The yachts of Port Vauban

See, too, if your eyes can not be drawn to the most luxurious yachts in the world, lined up in Port Vauban. You could pace the alleyways of the ramparts here a thousand times without ever getting tired, then visit Rue du Safranier in old Antibes, home to the artists’ community that bears its name and to more than a few splendid restaurants.

But night is already upon us and the lapping of the waves against the rocks signals that it’s time to take a rest, or rather time for everyone to get ready for the night that beckons and the partying in Juan-les-Pins. Antibes never sleeps, or if it does it does so with one eye, and the other constantly keeping track of what’s going on all around.

Good to know :

-         Antibes is careful to ensure the quality of life of those who live there. In 1999, it became the first city in the region to sign an Environmental Charter with the French government.

The district

You’ll feel like you have sand between your toes, you’re so close to the beach! And, when you consider the added advantage of your entire facing view being that of the Iles de Lérins, then the location is nothing short of exceptional. But that’s not all that “Antibes les Pins residence”, located on the edge of Golfe Juan, has going for it.

Cap d’Antibes just a stroll away

Just below, out front, you’ll find the Boulevard du Littoral which leads to Cap d’Antibes, a marvellous promenade along which you can stroll past luxury hotels and extraordinary estates. There’s also the Eilenroc gardens, the villa constructed according to plans drawn up by Charles Garnier, the architect responsible for the Paris and Monte Carlo opera houses and which is opened up to the public each Wednesday afternoon. And, of course, there’s the Eden Roc, the most lavish hotel in the world, they say, and also the first on the Côte d'Azur to open for the summer season, welcoming, among others, Ernest Hemingway, Douglas Fairbanks, Rita Hayworth, Marlene Dietrich, Charles De Gaulle….

As for the Bay de la Garoupe, at the foot of the hill, you’ll immediately be won over by the beauty of its beaches….

   Good to know :

-         The twenty five kilometres of coastline in and around Antibes Juan-les-Pins offer creeks, rocky slopes and forty eight beaches.

Culture / Leisure

Antibes is a city for all seasons. A seaside resort, its 25 kilometres of beaches delight bathers from spring right through to mid-fall. But it is also the birthplace of water skiing, a sport practiced for the first time by two local residents in the bay of Juan-les-Pins.

 Sand and music

Antibes is also a cultural city with a distinct taste for music, a passion that dates from the 1920s when the great names of French “chansons”, music halls and above all jazz found themselves captured by its charms. Antibes has had jazz in its veins since the day in 1928 when Louis Armstrong and Earl Hines recorded “Weather Bird”, a name that was subsequently given to one of the yachts anchored in the bay. Jazz has gone on to become an established part of this seaside town, making it a mecca for the best musicians and even serving as the venue, in 1951, for the marriage of Sidney Bechet. The legendary “Jazz à Juan” festival, which takes place in July, can trace its roots back to 1960.

Good to know :

- All types of music are appreciated in Antibes: the ”Musiques au cœur” festival is a benchmark event for lovers of the classics, while the “Nuits de Juan” provide a venue for pop concerts, rock acts….

- In addition to the paintings by the man himself, the Musée Picasso also displays the work of important 20th century artists such as Nicolas de Staël, Hans Hartung, Miró and Anna-Eva Bergman, alongside sculptures by Germaine Richier….

- 2 casinos, 8 discotheques, bars and pianos-bars, jazz clubs: the Antibes night life is intense!

Second only to the Newport Jazz Festival

This monument, created as a tribute to swing, has become the oldest and all-time number one destination for jazz in Europe. Back in 1960, two passionate jazzmen, Jacques Souplet and Jacques Hébey, launched the “Festival de jazz d'Antibes Juan-les-Pins”, later nicknamed “Jazz à Juan”. All the biggest names have lined up to perform here, amidst the pine trees, with the silvery sea in the background, and the crickets as accompaniment along with the pine nuts crunching beneath the spellbound audience’s sandals as they drink in the magic of this music, literally reinvented for the absolute delight of our ears. Since those early days, jazz has invaded the entire coast, and now there’s also a jazz fest in Nice at the Cimiez Arenas and Gardens, but that’s another story.
